We assist our customers in selling their properties. However, we do not buy the properties
ourselves.

-Do you assist in the resale of French leaseback properties?

Leaseback properties can be complex to resell and this depends on the property itself. Please
contact us for further information.

-Do you assist in the resale of French buy to let investments?

Yes, we do assist in the sale of buy to let properties. Based on circumstances, it may be easier
to ask the tenant to vacate prior the sale - the fact is that some properties are easier to sell once
vacated. The feasibility study should answer these questions.

-What is the purpose of the feasibility study?

The feasibility study will give you and us a better understanding of the market for the type of
property you are selling. It will also give us a good idea of the value of the property and will help
us put the property on the market in the right conditions - if you decide to do so.

-Am I entering an agreement or contract by requesting a feasibility study from your company?

No. If you decide that you do not want to sell your property or that you want to sell it via some
other channel, then you are completely free to do so. We charge a once-off fee for our feasibility
study. Once you have received the survey, then you are free to pursue another method of sales
or to request further services from our company.

-Do I need to appoint a notaire for the resale?

The seller (you) needs to appoint a notaire. As a general rule, estate agents can recommend
local notaires. We will also assist you with this as part of our services.

-What are your fees to sell my property?

We do not charge anything for our services - those are paid for by the estate agents’ fees. For
further information, please visit our services page.

Please note that there is a small cost for the original feasibility study carried out before the
property goes for sale.

-Do you guarantee my property will be sold?

No. There is no guarantee. However, if we decide to assist you with the resale of the property,
then re-selling it is the only incentive for us to get paid....!

-Is your service on a no sell/no fee basis?

The feasibility study is not free and incurs a one-off cost. However, the rest of our services are
based on a no sell/no fee basis. If you do not sell your property, then we do not get paid.

-Will I have to travel to France in the event of a sale?

You can if you wish to do so but you do not have to; the sale can be done by a proxy that you
can sign from your own country.

-If I sell my leaseback will I have to give some VAT back?

If you sell your leaseback as a leaseback, which you should, then there is no element of refund
based on the lease. However - and this is a very important point - if the property is less than
five years old, then the selling price will be considered as including VAT and you will be asked
to refund the VAT. This is something that we will highlight once you make initial contact with us
and again during the feasibility study.

-Will I have to pay taxes when selling my property?

You may have to pay capital gains tax if you are selling for an higher price than the buying price.
It is important to note that if you sell your property for more than €150,000 - whether or not you
sell it for more than you bought it for - by law, a certified accountant must provide you with a tax
return. Until this is done, the notaire will not be able to pay you.
